Garbe formed Garbe Private Capital in Zurich to serve as a dedicated channel for family offices, private banks and entrepreneurial families seeking co-investments in real estate and infrastructure. The new entity became operational on Oct. 1 under managing director Peter Paschke, who also sits on its board.

The Hamburg-based firm manages more than €15 billion in assets and operates 23 offices across 16 countries in Europe, the United States and the Middle East. Garbe Private Capital will offer club deals, co-investments, joint ventures and individually structured equity positions in which Garbe's shareholder families commit their own capital alongside external investors.

The investment mandate follows Garbe's broader strategy across logistics and industrial properties, food retail, residential, hotels, data centers and infrastructure. Garbe will deploy its in-house development and asset management teams to source, structure and execute transactions. The firm said its local presence allows it to monitor investments across the value chain from acquisition through long-term management.

"It matters a great deal to family offices and private banks to have direct access to investments, transparent structures and a partner by their side who assumes responsibility for the implementation of it all," Paschke said. "We have the know-how to tailor equity investments to match the objectives of our partners, and can always fall back on the specialised teams of the entire Garbe Group."

The co-investment structure centers on the financial participation of Garbe's shareholder families. The firm positions this as alignment between external capital and owner commitment. Garbe also provides access to proprietary deal flow and operational capabilities in development and property management.

"We are a family business in our own right and know that trust is built through personal relationships, shared interests and reliable action," said Christopher Garbe, managing partner. "We are investing our own capital together with our partners while simultaneously committing our teams, our market know-how and our operational responsibility."

Paschke brings 14 years of experience in private markets and investor relations focused on family offices and private banks. He most recently worked for a single family office in Zug, Switzerland, concentrating on real estate. Before that he was employed by Pangaea Life Capital Partners and by Muirfield Capital, a New York hedge fund manager, where he shared responsibility for the Germany business. He also co-founded Off Record, a private network for family office principals and entrepreneurs in Switzerland.

The Deployment Angle

Family Office Real Estate Daily Desk · our analysis, not the source's

The structure here is co-GP capital — a family office writes a check alongside Garbe's shareholder families into a specific property or portfolio, with Garbe handling acquisition, development and asset management. The appeal is execution capacity without the blind-pool risk of a commingled fund. A principal gets visibility into each deal, co-investment economics and the operational muscle of a platform managing €15 billion. The shareholder co-invest provides alignment but does not eliminate manager conflict — Garbe still earns fees and promote on the external capital.

Underwrite the sponsor's track record in the specific property type before committing. Garbe operates across logistics, residential, hotels, data centers and infrastructure. Performance in one sector does not transfer automatically to another, and a multi-sector platform can spread management attention thin. Ask for audited net returns by asset class and vintage, not aggregate AUM. Verify that Garbe's shareholder families are writing checks into the same legal entity on the same terms, with no side arrangements that shift economics.

Price in local execution risk. Garbe operates in 16 countries with 23 offices, which means reliance on local teams for underwriting, permitting, construction oversight and leasing. A Zurich-based point of contact does not eliminate the need for due diligence on the specific market and the specific operating partner. A co-investment in a Hamburg logistics facility is not the same credit as a co-investment in a Dallas data center, even if both carry the Garbe name. Treat each deal as a standalone commitment and underwrite it independently.
