Lincoln Property Company has closed a $400 million real estate investment programme anchored by commitments from affiliates of HF Capital and SGF Capital, the firm announced Monday. The discretionary structure gives the Dallas-based platform latitude to deploy family office capital across opportunities on its national footprint without deal-by-deal approval, a departure from the episodic joint-venture model that has historically defined Lincoln's capital partnerships.

The commitments push Lincoln past $2 billion in equity formation for 2026, a threshold the firm says reflects momentum in both investment management and its broader real estate solutions business. JLL Securities advised Lincoln in arranging the partnership. The announcement positions Lincoln as one of a handful of private real estate operators securing nine-figure discretionary allocations from single-family offices in a year marked by institutional caution and compressed deal volume across most property sectors.

HF Capital invests on behalf of the Haslam family of Knoxville, Tennessee, whose patriarch James A. Haslam II founded Pilot Travel Centers in 1958. SGF Capital oversees investments and stewardship for the family of Autry C. Stephens, founder of Endeavor Energy Resources. Both offices have historically favoured direct investments in operating companies and selective commitments to what SGF describes as exceptional managers across asset classes and geographies.

"Lincoln has built an exceptional platform and a reputation for disciplined, relationship-driven investing," said Joe O'Brien, Chairman and CEO of SGF Capital. "What stood out to us was the firm's long-term approach, deep alignment with its partners, and proven ability to navigate market cycles. Wellford Tabor, Head of Direct Investments for HF Capital, noted the firm's prior operating relationship with Lincoln. "We've known the Lincoln principals for a long time, and the firm has been a tremendous development partner to the Haslam family on the new Cleveland Browns stadium and associated mixed-use development," Tabor said. Managing Director John Apperson added: "We were looking for a real estate partner with aligned values, a long-term perspective, and the proven ability to generate exceptional investment results. Lincoln embodies all of those qualities."

The family offices writing nine-figure discretionary cheques today are the ones that quietly studied the platform for years, not quarters, family office advisor Jaf Glazer has noted.

Lincoln Co-CEO David Binswanger characterised the relationship as the continuation of years-long engagement rather than a standalone transaction. "Partnership has always been at the center of how we do business, and we are honored to be aligned with two of the premier family office investors in the country," Binswanger said. "This is far more than a capital commitment. It marks the continuation of relationships that have been years in the making and the beginning of a long-term partnership built on shared values, trust, and a common investment philosophy."

Co-CEO Clay Duvall framed the commitments as validation of Lincoln's platform and personnel. The announcement underscores what Lincoln describes as its evolution from an operator known for joint-venture execution into a platform attracting discretionary and strategic capital from sophisticated investors. The firm manages and leases more than 720 million square feet of commercial space on behalf of institutional clients across asset types including office, multifamily, life science, retail, industrial, data centre, production studio, healthcare, government, universities, sports and entertainment, and mixed-use properties throughout the United States, the United Kingdom, and Europe.

Lincoln positions the family office commitments as a foundational element of a broader growth strategy centred on scaling its investment management business, expanding discretionary capital, and capitalising on opportunities across market cycles. The firm says the initiatives are designed to build a more resilient and diversified platform positioned for long-term growth and value creation for decades to come.
