Morguard Corporation cut greenhouse gas emissions by 20% from its 2019 baseline and reduced electricity consumption by 8% across its portfolio, the company said in its 2025 ESG report released Monday.
The Toronto-listed real estate firm manages $24.2 billion in assets as of June 30, 2026, spanning multi-suite residential, retail, office and industrial properties in Canada and the United States. The report was prepared in alignment with Global Reporting Initiative standards and the United Nations Sustainable Development Goals.
"In 2025, we moved from ESG strategy to focused implementation, with practical initiatives designed to improve operating performance and strengthen long-term resilience," said Angela Sahi, president and chief executive officer of Morguard. "We believe sustainable decision-making supports strong business performance and creates lasting value for our stakeholders."
Morguard launched Buzz, Bloom & Build, an enterprise-wide nature-based amenity and education program focused on biodiversity and climate adaptation. The company also strengthened community engagement through CHECK-IN! with Kids Help Phone, which facilitated more than 27,000 connections and received a $50,000 contribution from Morguard to youth mental health services.
The firm advanced decarbonization initiatives to modernize assets and support emissions reduction goals. It also integrated ESG criteria into acquisition decisions and enhanced enterprise risk practices, the report said.

"Across the business, we are improving how we manage risk, support communities and advance responsible real estate operations."
Morguard improved supplier risk compliance and responsible procurement practices as part of its governance enhancements. The company operates through subsidiaries including Morguard REIT and Morguard North American Residential REIT, both listed on the Toronto Stock Exchange.
