Aurum PropTech Posts Third Consecutive Profit on AI Push, Housing.com Integration

Integrated proptech company Aurum PropTech reported a 57% year-on-year increase in consolidated total income to Rs 121 crore for the April-June quarter, marking its third consecutive profitable quarter. The company posted a pre-tax profit margin of 1.9% in the first quarter of FY27, compared with a negative 14% margin in the same period a year earlier, reflecting an expansion of 1,590 basis points. Adjusted EBITDA margin improved to 10.2% from a negative 3% in the corresponding quarter last year, expanding by 1,320 basis points. The results arrived as the firm accelerated AI-led initiatives and advanced its acquisition of Housing.com.

The quarter marked a strategic milestone with Aurum PropTech's completion of its acquisition of 100% of Housing.com from REA Group. The online marketplace attracts more than 58 million average monthly visits and about 12 million monthly active users. Aurum PropTech said it is integrating Housing.com's marketplace with its transaction and data platforms to build what it described as an AI-native real estate operating system. The company added that a plug-and-play AI technology stack is now live across its platform.

Executive director Onkar Shetye framed the results as evidence of operational discipline. "Q1 FY27 marks a defining start to the year for Aurum PropTech. We delivered our third consecutive profitable quarter, demonstrating that disciplined execution, improving unit economics and capital-efficient growth can coexist," Shetye said. The margin expansion suggests the company is extracting greater efficiency from its existing infrastructure while layering in new AI capabilities across multiple business lines.

The company's distribution businesses continued to drive growth during the quarter. Sales automation platform Sell.do added more than 20 developers and over 400 new licences, while 18 customers signed up for its AI-based calling feature. The platform's expansion into AI-powered voice tools reflects a broader industry push to automate sales workflows in real estate, where relationship management and lead follow-up have traditionally consumed significant human resources.

Aurum Analytica, the company's data and lead intelligence platform, expanded to over 145 active clients and more than 275 projects. The platform sold over 1.34 lakh leads during the quarter, registering 77% year-on-year growth, while launching AI-powered products across insights, voice and WhatsApp engagement. The lead-generation arm's performance underscores growing developer appetite for data-driven marketing tools as real estate firms seek to improve conversion rates in a competitive primary sales environment.

PropTiger, the group's transaction and advisory platform, reported a 60% increase in gross commission compared with a year earlier and expanded its developer network to over 155 active clients. The commission growth outpaced the overall revenue increase, suggesting PropTiger is capturing a larger share of transaction value or shifting to higher-value property segments. The expanding developer roster also indicates the platform is gaining traction as a primary sales channel for residential projects.

The rental business also achieved operational milestones during the quarter. Coliving platform HelloWorld operates more than 255 properties across over 16 cities and launched HelloWorld 2.0 as part of a brand repositioning exercise. Rental marketplace NestAway now has over 9,200 rentable units across 4,855 houses and has deployed AI agents for lead qualification and customer support. NestAway reported EBITDA profitability during the quarter, marking a shift for a rental segment that has historically burned cash to build inventory and scale operations.

The AI deployment across Aurum PropTech's portfolio spans multiple use cases, from voice-based sales engagement on Sell.do to automated lead qualification on NestAway. The company's claim of an AI-native operating system suggests it is embedding machine learning models directly into core workflows rather than bolting on AI as a supplementary feature. Whether these tools materially improve conversion rates and customer lifetime value will determine if the technology investment translates into sustained margin expansion beyond the current quarter's results.
