Alpaca Real Estate Launches New Platform to Take Advantage of Real Estate Market Dislocation

Alpaca Real Estate (ARE), a new venture from alternative investment management firm Alpaca, is entering the real estate market with a focus on recapitalization, repositioning, and strategic capital infusions. Led by industry veterans Daniel Carr and Peter Weiss, ARE aims to leverage technology and innovative operating platforms to drive cost efficiencies and generate higher returns from real estate assets.

The platform has secured backing from GCM Grosvenor, a global asset management solutions provider, and is actively engaging with institutional investors, wealth management firms, and family offices both domestically and internationally.

In a recent interview, Carr and Weiss shared their vision for the platform, highlighting their focus on infill industrial and build-to-rent properties. They emphasized the importance of bridging the gap between traditional real estate strategies and innovation in technology and climate technology.

ARE is targeting a mid-market private equity fund size, with plans to raise multiple funds over the next two decades. The platform is structuring partnerships with wealth management firms and family offices through traditional closed-end private equity fund vehicles and separate account arrangements for larger investors.

With a strong pipeline of opportunities, ARE is actively pursuing deals in sectors such as infill industrial and build-to-rent residential properties. The platform is integrating innovative operating platforms, such as EV charging and rent-to-own programs, to drive additional returns from its real estate assets.

Despite market uncertainties, Carr and Weiss are confident in the opportunities presented by the current capital dislocation. They believe that the combination of real estate underwriting and innovative technology integration will position ARE for success in the evolving market landscape.

Investors have shown interest in ARE’s unique approach to real estate investing, recognizing the potential for strong returns in a market where values have corrected significantly. With a focus on buy low-sell high strategies and a track record of success, ARE is poised to capitalize on the opportunities in today’s real estate market.
